- Day-to-day role was to ensure the smooth running of the company. •	Worked closely with our tenants and landlords. I was required to set up all new tenancy and landlord agreements. •	Collected rents from tenants and making sure it was paid over in a timely fashion to the landlord. Also creating and issuing any section 13 notices as required•	Managed rental arrears and if needs be any other breaches of the tenancy agreement. •	Preparing section 8 and section 21 notices as required and seeing the notices through to completion. •	Either carrying out or overseeing the monthly property visits, to ensure that all stock held was been maintained to a good standard and ensuring that any potential problems where picked up at an early stage.•	Dealing with any and all maintenance issues, ensuring any problems where resolved in a timely fashion to the satisfaction of both tenant and landlord. •	Worked closely with the marketing manager on a weekly basis to ensure that our advertising both in print and on line was correctly presented and up to date. •	Responsible for all staff training ensuring that they where up to date with current legalisation and any new upgrades to the software package used in the office.

- Provided front line training for Vebra’s end users. •	Two ways either at the clients office or at Vebra’s training facilities in either York or Harpenden. •	Trained package delivered at the client’s office was a 3 day package over a space of a month to 6 weeks. This package would cover basic data entry on day one for all users. •	Days two and three would be more tailored toward individual members of staff and would be aimed at them getting the best from the system within their role been this a front line lettings negotiator, the bookkeeper or the managing director. •	Worked from my own office the training again was split into packages to suit the client with courses available to cover all possible requirements be that someone new to the job or there accountant looking at getting extra train to deal with the tax and year ends.  •	Expected me to have a very good working knowledge of the industry and be able to offer advice on best working practises on an ad-hoc base.

From this I would work alongside the Estate Manager to finalise the accounts and setting the following years budgets. •	Due to time served at the company I would be regularly invited to address AGM’s and also carry out site visits to liaise directly with individual directors on medium to long term budgeting for the developments.•	Consulting and advising on preparation and implantation of section 20 works.
