Responsibility includes advising clients how to obtain and adhere to the necessary compliance standards for condominium project financing via FHA, Fannie Mae, VA, and lender portfolio financing products.Throughout my career I've become familiar with the FHA/HUD, Fannie Mae, and VA guidelines which were established to regulate condominium lending practices. At National Condo Advisors, we position ourselves with newly converted, newly constructed and established condominiums to provide agency or lender portfolio approvals for mortgages and/or re-financing opportunities.Responsibilities include advising condo sponsors/developers, HOA boards, property managers, and attorneys how to obtain compliance for condominium financing approvals, expediting the compliance review and submission to the agencies, and resolving any issues which may impact the developments eligibility for homeowner financing. From as early as the project's inception (before AG approval) I work closely with all parties to facilitate and expedite the project approval process. National Project Review and Eligibility Services.Developed a broad understanding of lending guidelines (conventional and FHA loans) for established and new construction condominiums.Responsibilities included document processing/analysis, and advising loan officers during the condominium project approval process. Collected building records from sponsors/developers, management companies, and insurance companies, and communicated directly with the underwriters regarding the status of the building, any adverse conditions that may hold back agency or Wells Fargo approval, and what is needed to remedy any issues. If any red-flags were uncovered, expectations were relayed to the loan officer and their client regarding the subject unit's eligibility to be financed. I discussed any matter with the project's sponsor/developer or project manager to better understand the nature and severity of the issue, and work to resolve it.
