Cosmetics Manager

- Duties: To greet prospects and qualify by covering all criteria (inquire, utilize completed guest cards, etc.).
- Immediately record telephone and in-person visits on appropriate reports. Files own guest cards and maintain according to established procedures. Inspect model apartments and available “market-ready”, communicate related service needs to Property Manager. Acknowledge prospect on features and benefits; close sale.
- Have prospect complete applications for approval (i.e., credit check, rental history, etc.)
-  Submit processed applications to property manager for approval.
- Follow up with applicant regarding status. Ensure that apartment is ready for resident to move-in on agreed date. If unable to help prospect, refer them to sister communities to meet prospect’s needs.
- Secure new resident’s signature(s) on appropriate paperwork prior to move-in.
- Orient new residents to community. Represent the company in a professional manner at all the times.
-  Accept rental payments and give immediately to Assistant Community Manager. Type lease and complete appropriate paperwork and input information on Yardi System, OneSite(Real Page), <a href="http://On-Site.com">On-Site.com</a>, etc.).

- Duties: To over oversee all aspects of sellers’ transactions from initial contact to executed purchase agreement.
- To prepare all listing materials for pre-listing presentation, listing agreement, seller's’ disclosures, comparative market analysis, pull online property profile, research old multiple listing service (MLS) listings and etc.
- To organize and type up contracts within a timely fashion for each client.
- To consult and coordinate with sellers all property photos, staging, repairs, cleaning, signage, lockbox, access requirements and marketing activities. Obtain all necessary documentation.
-  Coordinate showings and obtain feedback.
