- Manage over 300 existing owned/leased facilities globally•	Responsible for supervising over 30 current developments and ensuring timely turnover schedule•	Create and present development budgets to Executive Team for approval•	Responsible for hiring engineers, architects and contractors critical for the development•	In charge of receiving all development permits, inspections and certificates of occupancy•	Review and approval of all invoices to ensure we are under budget on all projects•	Oversee all new acquisitions in the US and Canada (over 35 sites under contract at any given time)•	Provide in depth analysis of capacity needs to determine needed acreage in each market based on future growth models•	Site selection through cold calling and leveraging local brokers and online resources like Costar and Loopnet•	Responsible for negotiating deal terms and understanding all aspects of LOIs and PSAs with the assistance of the in house legal team•	Manage all facets of the due diligence and closing process for all sites under contract. Also, handle the environmental review and curing any potential development hurdles associated with the acquisition •	Support various departments, marketing/IT/Operations/Accounting, to ensure timely delivery of new sites•	Portfolio optimization. Dispose of suspended properties and execute on real estate savings through lease buyouts and subleases.
