Responsibilities include the processing of sales, sublease and refinance applications for a portfolio of cooperative and condominium buildings.  Prepare applications for submission to the Board of Directors/Board of Managers for review and approval.  Act as liaison between board members and purchasers, selller, brokers and owners with regard to their applications. Prepare collateral documents for cooperative closings and prepare closing documents for condominium closings.  Collaberate with corporate counsel to resolve issues with regard to applications when necessary.

Responsibilities include the scheduling of closings with outside counsel, the preparation of ancillary closing documents and invoices and attendance at closing.  I also work closely with the tranfser agents, property managers, assistant property managers and accounting personnel to resolve any issues prior to closing in order to ensure that all closings run timely and smoothly.

Closing Coordinator

I acted as a transfer agent in the transfer department.  I was responsible for the processing of applications for a portfolio of cooperative and condominium buildings. I reviewed the applications and ran credit/background checks on the prospective purchasers.  Once that was complete I then either requested further documentation/information from the brokers or the purchasers/sellers or, if the application is complete I sent the application to the board of directors for review.

I was responsible for the transfer department.  As such, I handled the sales, title transfers and refinance of individual cooperative apartments.  I worked closely with property managers, their assistants, outside counsel and board members to ensure smooth transactions.  I worked closely with title companies in order to obtain Eagle 9 title policies, when necessary.  I was responsible for the filing of UCC-1 financing statements and UCC-3 termination statements.  I prepared all of the necessary documents for signature by board members for closings, included but not limited to, stock certificates, proprietary leases and escrow agreements.  I also opened escrow accounts.  I assisted the attorneys in the real estate department with their individual files as well.  This included the preparation of contracts of sale, ordering of title reports and lien searches, preparation of transfer tax documents using ACRIS and Westchester Prep as well as scheduling the closings.
